This is the second building up on stilts I’ve seen proposed in Brisbane in as many weeks. The other being at Kangaroo Point. Unlike that one, this is proposed to be an office building, not residential, so its proposal of going 2 storeys above the city plan height limit is a little harder to get behind. But the developers do say that:
The proposed building height of nine storeys is largely established due to the basement level exceeding the ground level by more than one metre and would otherwise be consistent with the stipulated building height of the neighbourhood plan
Which, if the ground level is a space open to the public, is a pretty defensible position.
Its 10-minute walk from the nearby train station is presented as a good thing, but unless it’s full of nice wide shaded footpaths and preferably safe separated cycleways, it’s hard to agree with that viewpoint. 10 minutes is a long walk in the hot Brisbane summer when walking alongside busy stroads.

That makes a lot of sense. But is this one actually in a flood zone?
